-Ownership & Encumbrances Reports (Present Owner Search / O&E Search)

A report identifying the current owner of the subject property. Includes vesting deed, lien, mortgage and judgment information, as well as assessed value,
tax folio number and tax payment status.

- Deed Search

A report that identifies the present and
the previous owner(s). It provides recording information, legal description
of the property and a copy of the actual vesting deed.

- Full 30 Year Search

A report identifying the current owner of the subject property. Includes vesting deed, lien, mortgage and judgment information, exceptions for title insurance purposes (restrictions, easements and all amendments), as well as assessed value, tax folio number and tax payment status.

- Business Search and Customized Search also available

- 24 to 48hr turn around time on all search orders in Martin, Palm Beach, Broward and Dade counties. Normal turn around time for a Historical Property Ownership Report (60yr+ chain of title for environmental audit) is 5 working days



- Mortgage & Assignment Search

A report that identifies any outstanding mortgages, deed of trust secured by the subject property. It also provides all assignment information related to any open mortgages.

- Tax Search

A report identifying the subject property by tax identification number (tax folio number). Includes assessed value of the subject property, exemptions (homestead and/or widow or any other exemptions) and tax payment status.

- 20 Year Name Search

A report identifying judgments and liens recorded against a particular individual or company.

- UCC/Financing Statement (County and/or State Level)

A report that identifies UCC and secured transactions affecting the real estate or a particular individual or company. This search can be done on a County level or State Level.

- Historical Property Ownership Report (60 year + Chain of Title - Statewide Coverage

A report that identifies past ownership (and possible uses) of the subject property from present back to 1940. This type of report provides essential information for the due diligence process by identifying current and prior ownership, leases and environmental liens for a property (ASTM Guidelines).
